***REPOSSESSION***
The Seller declares that the Immovable will be sold without
express or implicit warranty as to its condition, that the
legal warranty against hidden defects and more specifically
the provisions of articles 1726 and following of the Civil
Code of Quebec, will not be applicable. In addition, it
will be a sale made in accordance with article 1731 of the
Civil Code of Quebec and at the risk and peril of the
purchaser.
****SELLER'S DECLARATION****
The seller does not have a certificate of location. New
certificate is buyers responsibility unless buyer gets the
original one.
Any promise to purchase must be accompanied by a deposit of
(2%) two percent of the offered price is required with any
offer to purchase by bank draft or certified check made out
to "Hainault-Gravel huissiers en fidéicommis".
Only the seller's promise to purchase must be used for any
offer. Allow an irrevocable 5 business day acceptance
period for any promise to purchase, counter-proposal or
modification submitted.
Under article 760 of the Code of Civil Procedure, a request
for nullity of the sale can be made within a period of (60)
days following the publication of its deed of sale in the
Land Registry.
Under article 1069 of the C.c.Q., all arrears of
co-ownership fees and special assessments will be borne by
the purchaser.
The notary will be selected by the Seller without exception.
